What goes in our insurance reports
I’m Victor from Holy Mess Repairs. Insurers and assessors need to know three things: what happened, what it damaged, and what the repair costs. Our reports cover each one with evidence.
- Photos and video of the damage, area by area
- The cause: storm, hail, impact or sudden failure, versus age and wear
- The make-safe record: what we did on the day, with before and after photos
- Itemised repair options and prices
- Relevant standards and regulations where they matter
Every job is done by fully licensed tradespeople, either our own Holy Mess team or a fully licensed contractor we organise and manage.
Reports we write
- Make-safe reports after storms, leaks and impacts. See make-safe and board-up.
- Hail damage reports. See hail damage roof repair.
- Fallen tree damage reports. See fallen tree damage.
- Forensic leak investigations for strata and multi-unit buildings
- Scope-of-works reports for insurer-managed repairs
- Pre-arrival estimates from your photos and the assessor’s report
If a builder or contractor caused the problem, see our expert witness and building dispute reports.
How we quote
We don’t publish a price list, because every report is different. Call for a free phone estimate, or send photos and videos on WhatsApp to 0426 204 244.
How it works

- Tell us what happened. And who the report is for. Send photos and videos on WhatsApp.
- We inspect. On the roof, with a drone, in the roof space, with moisture and dye tests where needed.
- We document it. Photos, the cause, and the standards that apply.
- We price it. Itemised repair options with prices.
- You get the report. Ready to send to your insurer or assessor.
Real reports from our jobs (names and addresses blacked out)
- Insurance report (make-safe), Belmont (Geelong) (2026-01): Insurance make-safe report from Belmont, Geelong, after a car hit a garage sectional door and knocked the panels off their hinges. Our team stabilised the door, refitted the hinges and added structural bracing so the property was secure and weather-tight until permanent repairs. The report explains each step and the reason for it, the way insurers and their agents need it.
- Insurance report (forensic leak investigation), Travancore (2026-02): Forensic leak investigation for a strata apartment building in Travancore. Water kept dripping into two units on hot days. Our testing found a new, separate cause: a cracked or disconnected air-conditioning condensate drain in the unit above, which is different from the balcony membrane failure found earlier. This helped the owners corporation direct the repair and the claim correctly.
- Insurance report (make-safe, before/after), Coburg (2026-02): Before-and-after make-safe report from Coburg. A rusted, failed skylight and a gap where the tiles meet the wall were letting water pour into an internal corridor and through the downlights. We tarped and sandbagged both areas to make the home watertight and checked the wet downlights for electrical safety, with photos of every step.
- Insurance report (emergency make-safe), Bonnie Brook (2026-03): Emergency make-safe report from Bonnie Brook in Melbourne’s west. Cracked and missing mortar on the ridge capping was letting rain into the home. We recorded the damage on video, then installed a heavy-duty tarp over the leak area, positioned so water runs off properly, to protect the inside until the ridge can be permanently rebedded and repointed.
- Insurance report (site inspection & clearance), Euroa (2026-03): Site inspection and clearance report from Euroa, in regional Victoria, after an old metal pergola collapsed against a boundary fence. We photographed the failed trusses and corrugated iron, brought in equipment to handle the heavy stone blocks and twisted steel, and cleared the site safely, with the documentation an insurance claim needs.
- Insurance report (temporary mitigation), Newborough (2026-03): Insurance leak report from Newborough in Gippsland. Water was coming into the hallway because the tiles had become porous, the sarking underneath was torn, and a valley over-bedded with mortar was damming rainwater under the tiles. We removed the excess bedding, storm-sealed the area, and recommended permanent tile and sarking repairs.
- Insurance report (emergency weatherproofing), Traralgon (2026-03): Emergency weatherproofing report from Traralgon. Several roof tiles had shifted or had broken lugs, so they no longer locked together and water could get in. We realigned the tiles where possible and secured a heavy-duty 3.6 by 3.6 metre tarp over the worst section to stop further internal damage until permanent repairs.
- Report (insurance scope of works), Chisholm ACT (2025-07): Scope-of-works report for an insurance-managed roof repair in Chisholm, Canberra. After a site visit we documented the tile roof leaks, wrote a detailed scope, and priced several repair options from about $2,000 to $25,000. Insurers, builders and homeowners get the same clear, impartial information, whichever option they choose.
- Insurance report (forensic inspection & make-safe), Nicholls ACT (2026-04): Same-day forensic inspection and make-safe report from Nicholls, Canberra. Water was getting into a ground-floor bathroom, and we confirmed the source as badly deteriorated lead flashing where the first-floor roof meets the wall. We installed a temporary make-safe on the day and documented everything with before, during and after photos and video.
