Independent evidence when a builder did the wrong thing
I’m Victor from Holy Mess Repairs. I hold a Certificate III in Plumbing, a Certificate III in Construction Waterproofing and a Certificate IV in Building and Construction, and I’ve worked as a site manager on government housing programs. We’re often asked to look at work another contractor did, and say plainly what’s wrong, why, and what it will cost to fix.
We provide the highest level of expert reports for VCAT and DBDRV (Domestic Building Dispute Resolution Victoria).

- Expert report (VCAT / legal), Collingwood (2023-07): Expert report prepared for a VCAT dispute in Collingwood about a defective plumbing installation. After inspecting the site, we documented each defect in the previous contractor’s roof plumbing work, referenced the compliance certificate and the regulations, and costed the rectification at about $13,467. It’s an example of the independent evidence we provide for tribunal and legal matters.
- Report (dilapidation), Silvan (2025-08): Dilapidation report recording the condition of a terracotta tile roof on a rural property in Silvan in the Yarra Valley. It documents moss and dirt build-up, cracked pointing, broken tiles, rusted gutters and poorly sealed flashings before any work starts, which protects the owner when planning repairs, selling the property or making a claim.
- Report (leak assessment, 3 options), South Yarra (2025-06): Roof plumbing assessment for a leaking multi-storey apartment in South Yarra. Water was showing up three floors below the top unit, and we traced it to a blocked or defective stormwater drain. The report explains the regulations and sets out three repair scenarios, from about $2,000 to $15,000, with the pros, cons and risks of each so the owner could choose.
- Report (roof inspection), Box Hill (2025-05): Roof inspection for a unit in Box Hill, focused on the box gutters and flashings. The report records overflow risks and flashing defects, explains what the Building Act, NCC and Australian Standards require, and gives several repair options, including budget-friendly ones, along with the risks of doing nothing.

Call or email us and I’ll give you a free estimate over the phone. There’s no fee for the estimate. Once you’re happy with it, we send you a written document that explains what to expect, the likely scenarios and what each one costs, plus the quality of work and the warranty. That way you know exactly what you’re getting before we arrive.
