      Roof Repairs in Canberra

Canberra roofs take a beating you don’t get on the coast: frosty winter nights, summer hail, and gum leaves that pack valleys and gutters solid. We repair tile and metal roofs across Canberra, Queanbeyan and towns within about an hour’s drive, and we start by finding out why the roof is leaking before we quote to fix it.

      Call us 24/7: 03 8583 2640 or 0426 204 244

What we keep finding on Canberra roofs

I’m Victor from Holy Mess Repairs. We’ve inspected and quoted roofs from Ngunnawal to Phillip, and the same few problems come up again and again.

Frost and mortar. On a frosty night, water soaked into concrete tiles and ridge mortar freezes and expands. A sub-zero morning followed by a mild afternoon makes the timber, tiles and steel all move at different rates. Over a few winters the ridge pointing cracks, the bedding lets go, and water runs under the caps.

Gum leaves. Big eucalypts on Canberra blocks drop leaves and bark into valleys, gutters and the joins where a tiled roof meets a wall or a flat section. Water backs up behind the debris and finds its way inside.

Older roofs and odd details. Many houses built from the 1960s to the 1980s have original valleys, lead flashings and tiles that are no longer made. Extensions often join a tiled roof to a flatter metal roof, and those transitions are a common leak point.

Hail and storms. Hail can crack tiles and dent metal, and storm winds lift tiles and sheets. Not every leak after a storm is storm damage, though, and we’ll tell you honestly which it is.

      Canberra roof repairs we do

      • Leak repairs. We trace the water to the flashing, valley, ridge, penetration or transition it comes through. For hard-to-find leaks, we dye test first.
      • Ridge and hip capping. Re-bedding and flexible re-pointing, with mechanical fixing where the standard requires it.
      • Valley irons. Replacing rusted or separated valleys, and fixing valley infills that have eroded.
      • Tile replacement. Cracked, porous or hail-damaged tiles, matched or sourced second-hand where the profile is discontinued.
      • Metal roofs. Rusted sheets, failed screws and seals, ponding on low-pitch roofs, and full re-sheeting when it’s time.
      • Flashings. Replacing cracked lead flashings, chasing new flashings into brickwork, and flexible or custom flashings where a tiled roof meets a metal one.
      • Gutters and box gutters. Overflowing second-storey gutters, blocked downpipes and box gutters.
      • Storm and hail damage. Make-safe first, then repairs. See emergency roof repairs in Canberra.

      Real Canberra roof jobs

These are recent Canberra inspections and quotes (suburb only, no client details). Prices are what we quoted for the recommended option, plus GST.

Curtin: not hail, a pitch-change problem

A Curtin home’s concrete tile roof joins a lower-pitched corrugated metal section, and the dining room ceiling had gone soft. The question was whether hail had done it. We found no impact marks. The real cause was a pre-existing installation defect: where the pitch drops from about 21.5° to 7.7°, the bottom two rows of tiles couldn’t overlap properly, leaving a 600–700 mm gap for wind-driven rain. The targeted repair we quoted was corrugated infills, a clean, and 7 m of flexible flashing dressed under the tiles and over the metal: $1,900 + GST, about a day and a half.

Weston: gum leaves at the abutment

After heavy rain, a Weston roof leaked where tiles meet a concrete section. Thick eucalyptus leaves had piled against that abutment and blocked the valleys, and the ridge bedding had broken down. We quoted 9.5 m of new flexible flashing at the abutment, 18 m of ridge re-bedding and re-pointing, and cleaning the critical 30 m² area: $3,524 + GST.

Deakin: eight years of leaks around the pipes

A 1960s Deakin home on a low-pitch terracotta roof had been patched for eight years and was still leaking into new spots. We traced it to cracked pipe bases and failed seals around the roof penetrations, plus wider valley and bedding wear. The targeted option was removing an old boiler pipe, 30 m of infills and 4 m of flexible flashing around the kitchen exhaust: $2,810 + GST. We also gave a full restoration option.

Phillip: discontinued tiles and failed valleys

This roof uses a concrete tile profile that’s no longer made, and the tiles were showing frost damage. The valley irons had failed and the bedding and pointing were breaking down. Rather than a silicone patch or a full replacement, we recommended replacing the valley irons, sourcing recycled matching tiles for the broken ones, and re-bedding and re-pointing the ridges with mechanical fixing.

O’Malley: overflowing upper gutters and cracked lead flashing

On a two-storey O’Malley home, the upper gutters couldn’t cope with heavy rain, cracked lead flashings let water behind the tiles, and the bay window seals had perished. Our “stop the leaks” option replaced the lead flashings with Colorbond flashings chased into the brickwork, added overflow capacity and resealed the bay windows, then water tested everything: $12,850 + GST, plus scaffolding if needed.

      Cook and Dunlop

In Cook, we found cracked and debonded ridge bedding and eroded valley infills letting water into the roof space. In Dunlop, a low-pitch Colorbond garage roof was ponding behind gum leaves, with perished screw seals letting water through to the ceiling.

      How our roof repairs work

How our roof repairs work: 1 tell us about the leak or damage, 2 we find where the water gets in, 3 options and price before we start, 4 we fix flashings, valleys, ridges, tiles, sheets and gutters, 5 water test, photos and warranty
      1. Send photos or book an inspection. Photos of the stain and the roof help us come prepared.
      2. We find where the water gets in. On the roof where it’s safe, in the roof space where we can get in, and with a dye test if needed.
      3. You get options. Usually a targeted repair, a more complete fix and, where it makes sense, replacement, each with a price and what it does and doesn’t fix.
      4. We do the work. To the National Construction Code and the Australian Standards for tiles, metal roofing and roof plumbing.
      5. Water test and photos. You get before and after photos, and the warranty in writing.

      Is it hail damage?

After a big storm, everyone wants to know if it’s covered. We look for actual impact damage (cracked tiles, dented sheets and flashings, bruised ridges) and compare it with wear that was already there, such as frost-cracked pointing, rusted valleys or a bad transition detail. We write down what we find, with photos. Sometimes that helps your claim. Sometimes, like in Curtin, it shows the leak was there before the storm, and the fix is cheaper than a new roof anyway.

      Canberra roof repair FAQs

Why do Canberra tile roofs leak at the ridges?

Frost. Water in the mortar and tiles freezes and expands on cold nights, and the big daily temperature swings move the roof around. Over a few winters the ridge pointing cracks and the bedding lets go, so water runs under the caps. Re-bedding, flexible pointing and mechanical fixing fix it.

Can gum leaves really cause a roof leak?

Yes. Leaves and bark build up in valleys, gutters and where a tiled roof meets a wall or flat section. Water backs up behind them and gets under the tiles or flashings. We saw exactly this in Weston and Dunlop.

      Is my leak hail damage?

Maybe. We look for impact damage and compare it with wear that was already there, then document what we find with photos. In Curtin, the leak turned out to be an installation defect, not hail.

Can you get tiles that match my old roof?

Often, yes. Where a profile is discontinued, we source recycled tiles of the same profile for broken ones, as we recommended in Phillip.

Do you repair metal roofs in Canberra?

Yes. We replace rusted sheets, failed screws and seals, fix ponding on low-pitch roofs and flashings, and re-sheet when repairs no longer make sense.

How much does a roof repair cost in Canberra?

It depends on the cause and the size of the job. Recent Canberra quotes for targeted repairs were $1,900 + GST in Curtin, $2,810 + GST in Deakin and $3,524 + GST in Weston. Bigger jobs cost more. We price after we’ve seen the roof.

Are you licensed to work in the ACT and NSW?

Yes. Every job in Canberra and the surrounding NSW towns is done by fully licensed tradespeople, and you get a compliance certificate for the work every time. We’re insured through BizCover.

      Do you cover my town?

Yes, if you’re in Canberra, the ACT or a town within about an hour’s drive, including the NSW towns around Canberra. That includes Queanbeyan, Jerrabomberra, Googong, Hall, Sutton, Murrumbateman, Gundaroo, Yass, Bungendore, Braidwood, Michelago, Collector, Gunning and Goulburn. Not sure? Call 0426 204 244 and ask.

      What warranty do I get?

It follows the type of repair and matches the supplier’s warranty. For example, around 2 years for a silicone patch, and 20 years on labour for a full roof replacement with the supplier’s 15 to 20-year materials warranty matched.

Do you charge for a quote?

No. Call or email us and we’ll give you a free estimate over the phone, with no fee for the estimate. Send photos and videos on WhatsApp to 0426 204 244 and we’ll follow up with a written document setting out the likely scenarios, the cost of each and the warranty.
