      Roof Repairs in Melbourne

Leaking roof, broken tiles, rusted sheets or a valley that overflows every time it pours? We repair metal, tile and slate roofs right across Melbourne. We find where the water actually gets in, show you photos, give you a price before we start, and fix it properly.

      Call us 24/7: 0426 204 244 or 0426 204 244

Fix the cause, not just the drip

G’day, I’m Victor from Holy Mess Repairs. Most roofs we’re called to have already been “fixed” at least once. Usually someone ran a bead of silicone over the spot above the ceiling stain and left. The stain shows where the water ends up. It’s often not where it gets in.

So we trace it back first: the flashing, the valley, the ridge, the skylight, the gutter. Then we fix that. Sometimes the answer is a small repair, sometimes it’s a section of new roof. Either way, you’ll see the photos and know why.

Roof repairs we do across Melbourne

      Roof leak repairs

Leaks around flashings, skylights, penetrations, valleys and ridges. If nobody can find the leak, a dye test pins down where water gets in before we repair anything.

      Tile roof repairs

Cracked, slipped or broken concrete and terracotta tiles, tiles that have lifted and let wind-driven rain in, and replacing tiles to match where we can.

      Ridge capping: re-bedding and re-pointing

Cracked or crumbling ridge and hip pointing is one of the most common leaks we see on tiled roofs. We strip the failed mortar, re-bed the caps and finish with flexible pointing. Where the standard needs it, we mechanically fix the caps too.

      Valley repairs and replacement

Rusted, split or blocked valleys send water straight into the roof space. We replace valley irons on tile and metal roofs, and clear the debris that makes them overflow.

Old valley gutter with dirt and debris between two corrugated metal roofs before repair in Melbourne

      Metal and Colorbond roof repairs

Rusted or holed sheets, popped or rusted screws, failed sealant at the laps, and old galvanised iron that has reached the end of its life. We replace sheets or sections, re-screw, and fix the flashings around them.

      Flashings

Apron flashings, wall flashings, chimney flashings, skylight back-flashings and pipe penetrations. Cracked lead and silicone-only patches are the usual culprits.

      Storm damage

Tiles blown off, sheets lifted, trees down. We make it safe first, then repair it. For urgent jobs, see our emergency roof repairs. We’ll also document the damage for your insurer.

      Gutters, downpipes and box gutters

Overflowing gutters rot fascias and flood eaves. Box gutters are worse, because when they overflow, they overflow inside. See our box gutter repairs.

      How our roof repairs work

How our roof repairs work: 1 tell us about the leak or damage, 2 we find where the water gets in, 3 options and price before we start, 4 we fix flashings, valleys, ridges, tiles, sheets and gutters, 5 water test, photos and warranty
      1. Tell us what’s happening. Call, or send photos of the stain, the roof or the damage.
      2. We find the cause. We get on the roof where it’s safe and in the roof space where we can. If the leak is hard to find, we can dye test it.
      3. Options and a price. We explain what’s wrong with photos, and give you options: repair, restore or replace. You get the price before we start.
      4. We fix it properly. With the right flashings, fixings and materials for your roof, to the Australian Standards.
      5. Test, photos and warranty. We water test where we can, send you before and after photos, and tell you exactly what warranty applies.

      Real Melbourne roof repair jobs

Sunshine West: leak from a solar unit and skylight flashings

A double-storey home with a 12 to 15-year-old metal roof had water coming in. We found two causes: the roof-mounted solar hot water unit had failed internally, and the back-flashings on the skylights were inadequate. We isolated the solar unit first to stop the active leak. Then we removed the roof sheets around the main skylight and fitted a new, compliant backtray flashing, and did the same on the second skylight because it was showing the same seal problems. The solar unit came off the roof (it weighed over 100 kg). The total job was $8,100 + GST.

      Heidelberg: tile roof rectification

On this tiled roof, the leaks came from a mix of problems, not one. We cleaned the gutters on both levels, removed unsealed and broken tiles, re-bedded and re-pointed the loose sections, realigned tiles on the front where you could see daylight through the gaps, and installed 12 m of valley seal. We also flagged that the bedding on the top gable had failed completely and needed doing next. The package was $2,850.

Caulfield North: the valley was the leak

A tile roof in Caulfield North was leaking along one valley. We lifted the tiles along the valley, replaced what was underneath, and relaid them. You can see the job in the video below.

      Watch: roof repairs

      Signs your roof needs repairs

      • Water stains or brown marks on the ceiling
      • Dripping or damp after rain, especially in wind-driven rain
      • Cracked, slipped or missing tiles
      • Crumbling ridge pointing, or mortar in the gutters
      • Rust spots, holes or lifted screws on a metal roof
      • Gutters overflowing or sagging
      • Daylight showing through the roof
      • Mould or a musty smell in the ceiling

If you’ve seen any of these, it’s cheaper to deal with it now than after the next storm.

      Repair, restore or replace?

We’ll tell you honestly which makes sense. A few cracked tiles, a failed flashing or one bad valley is a repair. A tile roof that’s sound but worn across the whole surface may suit a restoration. A metal roof that’s rusted through in many places, or one that keeps leaking after repair after repair, may be cheaper to replace than to keep patching. We’ll show you the photos and the prices, and you decide.

Not sure what condition the whole roof is in? A roof report gives you the full picture with photos and priorities.

      Warranty

The warranty follows the type of repair and matches the material supplier’s warranty. For example, a silicone patch repair carries around a 2-year warranty, while a full roof replacement carries 20 years on labour, with the supplier’s 15 to 20-year materials warranty matched. We register BlueScope warranties for our clients. Each option on your quote states its warranty, so you can compare them properly.

      Check who’s on your roof

Melbourne has its share of roofing scams: door-knockers, travelling crews and “we were just in the street” quotes. Before anyone works on your roof, check their licence on the Victorian Building and Plumbing Commission (formerly the VBA) register. Ours is 32176.

      Melbourne roof repair FAQs

Can you fix just part of a roof?

Yes. A few cracked tiles, one valley, a flashing or a section of rusted sheets can usually be repaired on its own. We’ll tell you if the rest of the roof is likely to fail soon, so you can decide.

How do I know if my roof needs fixing?

Common signs are ceiling stains, drips after rain, cracked or slipped tiles, crumbling ridge pointing, rust or holes in metal sheets, overflowing gutters and daylight through the roof.

Why does my roof only leak in heavy or windy rain?

Wind-driven rain gets under lifted tiles, cracked ridge pointing, short flashings and laps that are fine in light rain. Valleys and gutters that can’t carry heavy rain overflow into the roof. We check these points first.

Do you repair metal and Colorbond roofs?

Yes. We replace rusted or holed sheets, re-screw, reseal laps and fix the flashings, and we replace whole roofs when repairs no longer make sense.

Do you do ridge capping re-bedding and re-pointing?

Yes. We strip the failed mortar, re-bed the caps and finish with flexible pointing, and mechanically fix them where required.

Should I repair or replace my roof?

If the damage is local, repair it. If the roof is rusted through or failing across the whole surface, or keeps leaking after repeated repairs, replacing may cost less over time. We give you both options with prices.

Can you help with an insurance claim for roof damage?

Yes. We document the damage with photos and explain the cause and the repair scope, so your insurer can assess it. Whether they accept the claim is up to them.

Do you offer emergency roof repairs?

Yes, 24/7. If water is coming in now, see our emergency roof repairs page or call 0426 204 244.

What warranty do you give on roof repairs?

It follows the type of repair and matches the supplier’s warranty. For example, a silicone patch carries around 2 years, while a full roof replacement carries 20 years on labour with the supplier’s 15 to 20-year materials warranty matched.

      Are you licensed and insured?

Yes. We hold Victorian licence 32176, recognised Australia-wide under mutual recognition laws, and we’re insured through BizCover.

      Do you cover my town?

Yes, if you’re in Melbourne or within about a 2-hour drive. That includes Geelong, the Bellarine, Torquay, the Mornington Peninsula, Ballarat, Bendigo, Castlemaine, Kyneton and the Macedon Ranges, Seymour, the Yarra Valley, Healesville, Warburton, Warragul, Traralgon, Phillip Island, Wonthaggi and Colac. Not sure? Call 0426 204 244 and ask.

Do you charge for a quote?

No. Call or email us and we’ll give you a free estimate over the phone, with no fee for the estimate. Send photos and videos on WhatsApp to 0426 204 244 and we’ll follow up with a written document setting out the likely scenarios, the cost of each and the warranty.
