Blue leak detection dye glowing in the channel of a terracotta roof tile during a dye test in Melbourne

Got a leak that keeps coming back no matter who patches it? We find where it’s actually getting in. Holy Mess Repairs dye tests roofs, balconies, terraces and showers right across Melbourne: we put a different coloured dye on each suspect area, run water over it like real rain, then follow the colour inside to the true source. Most Melbourne dye tests cost $600–$900 plus GST, and you get a photo and video report you own.

      Why I started dye testing

G’day, I’m Victor from Holy Mess Repairs.

Over the years I’ve watched the same story play out across Melbourne. A roofer comes out, patches a few spots, gets paid, and a few months later it rains again and the water’s back. You end up thinking, “I should have just got it sorted properly the first time.”

So a few years ago we started dye testing, and now it’s the main thing people call us for. If we guess, there’s a real chance we miss the actual problem and it comes back. A dye test takes the guessing out of it.

      What is dye testing?

Dye testing is a leak detection method where coloured, water-based dye goes onto specific parts of a roof or wet area, then water is run over it to copy real rain or real use. Inside, we trace where each colour turns up. Because every area gets its own colour, the streaks show exactly which part is letting water through, even tiny cracks you’d never spot from outside.

It’s safe. The dye is like normal clothes dye. It disappears after a few days and doesn’t damage your home.

      How our dye test works

How a dye test works: 1 inspect, 2 apply coloured dye to each zone (blue tiles, green flashings, orange gutters), 3 water test, 4 trace where the colour appears inside, 5 photo and video report with repair options
      1. You call us. Tell us where the water shows up and when (heavy rain, wind from one direction, after a shower). Call 03 8583 2640 or 0426 204 244, any time.
      2. We inspect. We look inside and out to work out where to test.
      3. We apply a different dye to each area. On a roof that’s usually blue on the tiles, green on the flashings and sometimes orange near the gutters.
      4. We run water like real rain, one area at a time, so we know which colour came from where.
      5. We follow the colour inside. Whichever colour turns up shows exactly where the water is getting in.
      6. We record everything in photos and video.
      7. You get your report, showing what we found, where the leak sources are and what needs fixing.

A full test is usually about one day on site, with one or two of us.

What you get: a report you own

      • Photos and videos of the test and what we found
      • Dye tracing results, showing which colour came through where
      • The leak sources we identified
      • Our recommendations for the repair

The report is yours. Take it to any licensed tradie for as many quotes as you like. We’re happy to quote the repair too.

      Our guarantee, in plain words

Our assessment and dye testing report are covered by our Professional Indemnity insurance.

If a leak comes back from a source that was there at the time of testing, and we missed it or got it wrong, we’ll come back and fix it at no cost to you. That holds even if another licensed tradesperson does the repair, as long as they strictly follow the recommendations and scope in our report.

      The warranty on your repair

When you use our leak detection report and repair options, the leak-source guarantee above stands as written. The warranty on the repair itself follows the type of work and materials used, and matches the material supplier’s warranty.

      For example:

      • A full roof replacement carries a long warranty: 20 years on labour, and the material supplier’s warranty matched at 15–20 years depending on the supplier.
      • A silicone patch repair gets the same warranty as the silicone supplier’s, typically 2 years.

      What the guarantee doesn’t cover

To be fair to everyone, the guarantee doesn’t cover:

      • Repairs done with different methods, materials or scope from what our report recommends
      • New leaks caused by later events, like storms, trees, or changes made by other people
      • Third-party materials we didn’t recommend
      • Normal wear and tear

Melbourne leaks we test every week

Victorian and Edwardian terraces and older homes

A lot of Melbourne’s older housing stock has steep terracotta or slate roofs, chimneys, parapets, box gutters between terraces and valleys that have been patched many times over the decades. Water can run along old battens and come out metres from where it got in. On older roofs like these, a single dye colour can show up in too many places to read, so we map the roof section by section with different colours. You’ll see that approach in our Brunswick job below.

      Bungalows with extensions

Where a newer extension meets an original roof, the old flashing design often can’t cope with the extra water. Our Glen Iris job is a good example: the leak only showed up in big storms, and dye testing found it at the junction.

      Apartments, units and balconies

Balconies and terraces leak into the rooms and ceilings below, and the cause is rarely visible on the tiles. We dye test drains, door tracks, sills and perimeters separately, so owners, strata managers and insurers can see what’s failing before anyone starts lifting tiles.

      Commercial buildings and shops

Restaurants, shops and warehouses often have large metal roofs, box gutters and solar panels, with no easy roof access. We dye test zone by zone and document each leak point, so you can choose targeted repairs instead of a whole new roof.

      Builders and new work

If you’re a builder chasing a leak on a new or recently renovated job, a dye test gives you documented proof of the source, which helps sort out which trade needs to come back and do what.

      Showers and bathrooms

Damp walls, stains on the ceiling below, water where it shouldn’t be. We dye the area, run water as you normally would, and track where it ends up, so you’re not replacing a whole bathroom on a hunch.

      Watch a dye test

Do you need a dye test, or just a repair?

A simple repair is often enough when:

      • The cause is obvious, like a cracked or slipped tile, or a clearly damaged flashing
      • There’s one leak in one spot, and it lines up with what we can see

If it’s straightforward, we can often fix it on the spot.

A dye test is the way to go when:

      • The cause isn’t obvious
      • You might have more than one leak
      • It’s been patched before and the water came back
      • The water shows up a long way from where you’d expect, or only in certain weather
      • You need proof of the source, for example before a bigger repair or an insurance claim

How much does leak detection cost in Melbourne?

For most jobs, a dye test costs $600–$900 plus GST. More complicated jobs can go up to about $1,300 plus GST.

      What affects the price:

      • The size and type of roof or area
      • How many possible leak points need testing
      • Access and how complicated the job is

Large or heritage roofs that need a full investigation are quoted separately. You’ll see some of those in the case studies below.

      Real Melbourne dye testing jobs

Travancore: balcony leak into two apartments

Water was coming through the ceilings of two apartments, even on hot days. We put green dye in the balcony drain and invisible UV dye along the door tracks. The UV dye glowed at a light fitting and smoke detector below, so the leak was the balcony perimeter waterproofing, not the drain. We recommended stripping the old silicone, a new waterproofing membrane at the door sill and perimeter, and re-grouting. Our report went to the insurer as evidence.

Doncaster: failed balcony membrane above a bedroom

After heavy rain the bedroom ceiling cracked and partly came down under the balcony. Our dye and flood test, with thermal imaging, traced it to a failed original balcony membrane. We cut out the damaged ceiling to make the room safe, and the owner used our report to get the repair done.

Glen Iris: storm-only leak at an extension junction

The 20-year-old terracotta roof only leaked in big storms. Multi-colour dye testing found water getting in where the old roof meets the extension, plus clogged valley flashings and a broken tile. We fitted a spreader, refolded and sealed the flashings, replaced the tile and water-tested it, all in one day.

Northcote: three leak zones in a restaurant roof

Water was getting into the dining room and kitchen of a restaurant in a historic brick building. A full day of dye testing on the roof (about 280 m² of aged corrugated metal with box gutters and solar panels) pinned down three separate leak zones, along with rust holes, failed box gutter joints and flashing gaps. We gave the owners options, from targeted fixes on the three zones up to bigger flashing upgrades.

Brunswick: seven colours on a heritage roof

Water was coming through a light fitting under a steep 45° tiled roof on a heritage building next to a church. Seven dye colours, applied section by section, found separate leaks in the cracked tiles, metal valleys, parapet and chimney flashings, ridge and overflowing gutters. We showed the owners why a tiles-only patch wouldn’t hold and gave them five options. They chose a full like-for-like roof restoration.

      Melbourne dye testing FAQs

What is a dye test for a roof leak?

We put different coloured dyes on parts of your roof, run water over it like rain, then trace the colours inside. The colour that shows up tells us exactly where the water is getting in.

How much does a dye test cost in Melbourne?

Most dye tests cost $600–$900 plus GST. Complex jobs can be up to about $1,300 plus GST.

Can you dye test an old terracotta or slate roof?

Yes. Older Melbourne roofs often have several leak points at once, so we use different colours section by section to separate the tiles, valleys, flashings, chimneys and gutters.

Can you find a balcony leak in an apartment or unit?

Yes. We test the drain, door tracks, sills and perimeter separately and trace where the water comes through to the ceiling or room below. The report can go to your owners corporation, builder or insurer.

Do you dye test commercial roofs?

Yes. We test restaurants, shops, offices and warehouses, including metal roofs with box gutters and solar panels, working zone by zone.

How long does a dye test take?

Usually about one day on site, with one or two people. Large commercial or heritage roofs can take longer.

Is the dye safe? Will it stain?

It’s safe. The dye is like normal clothes dye, and it disappears after a few days without damaging your home.

Do I have to use you for the repair?

No. Your report has photos and videos you can take to any licensed tradie for quotes. We’re happy to quote the repair as well.

What if the leak comes back?

If a leak returns from a source that was there when we tested, and we missed it or assessed it wrong, we come back and fix it at no cost, even if another licensed tradie did the repair, as long as they followed our report exactly. The warranty on the repair itself follows the type of work and materials used, matching the material supplier’s warranty. For example, a full roof replacement gets 20 years on labour and the supplier’s materials warranty matched at 15–20 years, while a silicone patch repair gets the silicone supplier’s warranty, typically 2 years. New leaks from later events, different repair methods or materials, and normal wear and tear aren’t covered.

Which Melbourne suburbs do you cover?

Melbourne and surrounding areas. Our base is in Reservoir and we’re open 24/7.
