Why skylights leak

I’m Victor from Holy Mess Repairs. Most leaking skylights we’re called to have already had silicone run around them. That rarely lasts, because the usual cause is underneath: a missing or undersized back-tray flashing on the high side, rusted flashings, cracked tiles beside the skylight, or a box gutter junction nearby.

Sunshine West: water was coming in from two causes, a failed roof-mounted solar hot water unit and inadequate skylight back-flashings. We isolated the solar unit, removed the sheets around the main skylight and fitted a new, compliant back-tray flashing, then did the same on the second skylight. The total job was $8,100 + GST.
Mill Park: an ongoing leak near two skylights after a previous roofer’s fix failed. We quoted dye testing first, then targeted skylight flashing, tile and box gutter repairs, with options of $2,405, $3,185 and $4,225.

Why is my skylight leaking?

Usually the flashings or the roof around it, not the glass. A missing or undersized back-tray flashing, rust, cracked tiles beside the skylight or a nearby gutter junction are the common causes.

Can you fix a skylight leak without replacing the skylight?

Often, yes. If the skylight itself is sound, new flashings and repairs to the roof around it usually fix the leak. If it’s rusted or failed, we’ll price replacement as an option.

Will silicone fix my skylight?

It may stop a drip for a while, but it rarely fixes the cause. We’ll tell you honestly when a reseal is enough and when the flashings need redoing.

How do you find the leak?

We check the roof and the roof space, and use dye testing when the source isn’t obvious, so we fix the right spot.

Do you supply and install new skylights?

Yes. We supply and install new skylights, including custom shapes, sizes and colours, and flash them properly into your roof.
