Water coming in after a Canberra storm, and nobody can tell you where from? A dye test gives you the answer. We colour-code each part of your roof, box gutter, balcony or shower, wet it one section at a time, and see which colour turns up inside. That’s your leak. Holy Mess Repairs dye tests homes, strata buildings and commercial properties across Canberra, the ACT and Queanbeyan. Most tests are $600–$900 plus GST.

Stop guessing, start testing
I’m Victor, and I run Holy Mess Repairs. The reason we dye test is simple: patching the spot that looks wrong is a gamble. If the real entry point is somewhere else, you pay for the patch and still get wet in the next storm. People often tell me afterwards they wish they’d done the test first. One day of testing replaces months of trial and error.
Dye testing in plain terms
Leak detection dye is a safe, water-based colour, a lot like clothes dye. Each zone gets its own colour, then we run water over it the way rain or normal use would. When colour appears on a ceiling, in the roof space or in the room below, we know exactly which zone it came from. The dye fades within a few days and doesn’t harm your home.
The five steps

- Inspect. We check the roof, gutters and the wet area inside to decide which zones to test.
- Colour each zone. Typically blue on the roof sheets or tiles, green on flashings, orange around gutters and outlets.
- Water test. We wet one zone at a time to copy the rain or use that causes the leak.
- Trace inside. The colour that shows up inside points to the source.
- Report and repair options. You get photos, video, the leak sources and our recommended fix. Call 03 8583 2640 or 0426 204 244 to book.
Most tests take about a day on site, with one or two technicians.
Your report, your choice of tradie
Every test ends with a written report: photos and videos, which colour came through where, the confirmed leak sources and our repair recommendations. It belongs to you. Use it to get quotes from any licensed tradie in the ACT or NSW, hand it to your strata manager, or ask us to quote.
Our guarantee, in plain words
Our assessment and dye testing report are covered by our Professional Indemnity insurance.
If a leak comes back from a source that was there at the time of testing, and we missed it or got it wrong, we’ll come back and fix it at no cost to you. That holds even if another licensed tradesperson does the repair, as long as they strictly follow the recommendations and scope in our report.
The warranty on your repair
When you use our leak detection report and repair options, the leak-source guarantee above stands as written. The warranty on the repair itself follows the type of work and materials used, and matches the material supplier’s warranty.
For example:
- A full roof replacement carries a long warranty: 20 years on labour, and the material supplier’s warranty matched at 15–20 years depending on the supplier.
- A silicone patch repair gets the same warranty as the silicone supplier’s, typically 2 years.
What the guarantee doesn’t cover
To be fair to everyone, the guarantee doesn’t cover:
- Repairs done with different methods, materials or scope from what our report recommends
- New leaks caused by later events, like storms, trees, or changes made by other people
- Third-party materials we didn’t recommend
- Normal wear and tear
Leaks we look for around Canberra
Low-pitch and flat metal roofs
Many Canberra homes, townhouses and commercial buildings have metal roofs at a low pitch. On a shallow roof, water moves slowly, so it can find its way back under laps, through tired screws or past a flashing that would cope fine on a steeper roof. Dye testing each lap, fixing line and flashing separately shows which one is actually letting water in.
Leaks after hail and storms
After a storm it’s hard to tell old problems from new damage. If the leak only appears in heavy rain or wind from one direction, we test the likely zones under those conditions and record what we find. Many owners want this kind of documented evidence when talking to their insurer.
Box gutters, valleys and roof junctions
Box gutters, valleys and the spot where a newer section joins an older roof are classic trouble areas. Blockages or failed joints can push water back inside, and the stain often turns up well away from the cause.
Strata, townhouses and apartments
In strata buildings, the question is often whose leak it is: a balcony upstairs, a shared roof or a single unit’s shower. Testing each possible source separately gives the owners corporation and strata manager a clear, photographed answer.
Schools, offices and government buildings
For facilities and property managers, a dye test gives you the evidence you need before approving repair spending, with a report you can file and pass on to whichever contractor does the work.
Newer homes, showers and balconies
A newer home isn’t immune. Balcony membranes, sill details and shower waterproofing can fail early. We dye test them in place and trace the water before anyone pulls up tiles.

See dye testing in action
These clips are from our jobs in Melbourne. The method is exactly the same in Canberra.
Test first, or just repair?
Skip the test if the cause is clear: a slipped tile, a lifted sheet, an obviously damaged flashing, one leak that lines up with what we can see. We can often fix that on the spot.
Book the test if the leak only shows up in certain storms, has come back after a patch, appears far from any obvious cause, there may be more than one entry point, or you need proof for strata, a builder or an insurer.
Dye test pricing in Canberra
Most tests are $600–$900 plus GST, and complicated jobs go up to about $1,300 plus GST. Price depends on:
- Roof or area size and type
- Number of zones to test
- Access, height and complexity
Examples from our Melbourne jobs
Our case studies so far come from Melbourne, but the same testing applies to Canberra roofs:
- A restaurant’s old corrugated metal roof (Northcote, VIC): one day of zone-by-zone testing found three separate leak zones, plus failed box gutter joints, rust holes and a flashing gap.
- A balcony leaking into two apartments (Travancore, VIC): separate dyes in the drain and along the door tracks proved the perimeter waterproofing was failing, not the drain.
- A storm-only leak (Glen Iris, VIC): multi-colour testing found the entry where an extension meets the original roof, fixed the same day.

Canberra dye testing FAQs
How does a dye test find a roof leak?
Each part of the roof gets its own colour of dye, then we wet one zone at a time. The colour that appears inside identifies the zone the water is coming through.
What does a dye test cost in Canberra?
Most tests are $600–$900 plus GST. Complex jobs can reach about $1,300 plus GST.
My metal roof only leaks in heavy storms. Can you find it?
Usually, yes. We test the laps, screws, flashings and gutters separately, copying the heavy rain that causes the leak, so the source shows up as a specific colour inside.
Can a dye test help after hail or storm damage?
It shows where water is actually getting in and records it in photos and video, which helps separate new damage from older problems. Whether that supports an insurance claim is up to your insurer.
Do you work with strata managers and owners corporations?
Yes. We test each possible source separately, such as a unit’s balcony, shower or the shared roof, and give you a report showing where the water comes from.
Do you service Queanbeyan?
Yes. We cover Canberra and surrounding areas, including Queanbeyan.
How long will you be on site?
Typically around one day, with one or two technicians.
Is the dye safe for my home?
Yes. It’s water-based, much like clothes dye, and fades within a few days without damage.
Can another tradie do the repair?
Yes. The report is yours to take to any licensed tradie, and we can quote too.
What happens if the leak returns?
If it comes back from a source that existed when we tested, and we missed it or got it wrong, we return and fix it free of charge, even if another licensed tradie did the work, as long as they followed our report exactly. The repair itself carries a warranty matching the type of work and the material supplier’s warranty: for example, 20 years on labour for a full roof replacement with the supplier’s 15–20 year materials warranty matched, or typically 2 years for a silicone patch repair. New leaks from later events, different methods or materials, and normal wear and tear aren’t covered.
