We find where the water gets in. Usually the flashings or the roof around the skylight, not the glass. Dye testing pins it down when it’s hard to find.
Options and a price. Reseal, re-flash or replace, priced in a written document before we start.
We fix it properly. Compliant back-tray and side flashings, with the roofing around the skylight made good.
Water test and photos. We water test where we can and send before and after photos.

Dunlop: our inspection of a tiled home covered eleven issues, including worn pergola and skylight flashings, a loose batten causing tiles to sag, and clogged, rusting gutters. Each issue was photographed with a recommended repair.
From our Melbourne work (Sunshine West): water was coming in from a failed roof-mounted solar hot water unit and inadequate skylight back-flashings. We isolated the solar unit, removed the sheets around the main skylight and fitted a new, compliant back-tray flashing, then did the same on the second skylight. The total job was $8,100 + GST.
